Tucked away in the gorgeous Italian countryside, the Umbrian Hillside Retreat is an Italian vacation rental that offers the luxury of privacy in the heart of Umbria, just five kilometers from the Tuscan border. The villa is comprised of four restored historic stone houses that date to the 14th century (three houses are available for rent) and a secluded in-ground heated pool, all set on 35 private acres. With multiple terraces and breathtaking views over the nearby Niccone valley, we can’t think of a more idyllic location for a holiday escape.

Your welcome package includes an extensive list of all the historical towns within two hours of the house as well as local restaurants, markets and shops. The library is full of maps and local guidebooks for your usage. There is WiFi available in the Main House, a satellite television with DVD player, a CD player with a selection of classical CDs and a portable bluetooth speaker that can be connected to your mobile device. Our House Manager can also arrange a wide variety of local services including cooking, shopping, wine tasting, bike rentals etc. (additional costs apply).



MAIN HOUSE (accommodates up to 10 guests)
Upon entering the ground floor of the main villa, you are greeted by a stunning marble staircase flanked by an arched stone entryway. Immediately to the right are a comfortable living room with fireplace and separate library. The chef’s kitchen, featuring a room-length antique wooden table, stone sink, and eight-burner Ilve double stove/oven is the ideal setting. The interior dining room with seating for ten and separate outdoor dining area make meals a charm, whether taken inside or al fresco.

The upper level of the villa hosts four bedrooms and three baths. Upon reaching the top of the stately marble staircase, the gallery to the right features a quiet sitting area with arched window that overlooks the property. There are two bedrooms off the sitting area, both with en suite bathrooms. The bedroom to the right boasts a painted antique bed and a bath with shower and claw-foot tub. The second bedroom has a lovely four-poster bed and sitting area with a fireplace. This bedroom’s bath comprises twin sinks and a shower. Guests will find the second two bedrooms to the left of the staircase, through a small antechamber room. The first includes twin beds and the second has a queen canopy bed; these bedrooms share a walk-through bathroom with shower.

APARTMENT (part of the Main House)
The lower level of the Main House has a separate, private entrance that leads to the space with its charming stone walls. It boasts a sitting room, a separate kitchen/dining area, full en suite bathroom with tub and shower, and one bedroom with a queen bed that can split into two singles. There is also direct access to the garden.

THE STUDIO HOUSE (accommodates up to 2 guests)
This separate villa is a charming former tobacco-drying tower that has been fully renovated into a cozy, private space for two. The ground floor includes a kitchen, sitting room with fireplace, bedroom with queen bed, and bathroom with shower. The upper level has been transformed into a spacious, light-filled artist’s studio with breathtaking views.

THE BARN (accommodates up to 2 guests)
This house, a former barn, has stunning double-height ceilings with antique beams and stone, beneath which you find an open-plan living room and kitchen, with breathtaking views through the oversized arched glass door. To the rear of the living room, you will find the main floor bedroom with a queen bed and large en suite bathroom with shower. In addition, there is a mezzanine level that overlooks the main space and opens onto a terrace.

The heated 60 foot pool is fit for seasoned swimmers and children alike. The area is secluded from the villas and is fully fenced in, with a pergola at one end and a changing room with shower and toilet, and a refrigerator and sink below the pool itself. The pool grounds are also studded with gorgeous olive trees, broom, lavender, day lilies, and wild roses.
